A well-paved blacktop can last up to 20 years if it is properly maintained.

If it rains before some coal tar emulsion sealers are dry much of the product that was applied can be washed away. Park-King does not contain a drop of water and will not wash away if it rains before drying.

You should not seal your blacktop every year. Think of it as paint, you can apply too much.

You should repair chuckholes and soft spots in blacktops before sealing.
